A true "Gun Guy" (or gal) should have familiarity and a modicum of proficiency with most all firearms platforms.
I'm not too concerned about inside the house. More so for when running out for something. Even though this area you're more likely to get run over by a soccer mom in a Tesla or G-wagon ....still people sometimes loose their shit and go out in public. So I just like to grab something when going for a quick trip to the store.
The only neighborhood concerns I have are the 12 year old girl walking her Rottweiler when I'm walking my dog. If that dog decides it doesn't like mine the girl is along for the ride.

For sweatpants with a drawstring, any high quality clip-on AIWB is the ticket.
No drawstring? I would second the enigma, or a belt on under the pants, with same said AIWB.
I bet the under belt will be the universal best idea.
Horseshoe(IIRC) used to make a set up like that holding the holster to the under belt via Velcro and further supporter by the outer clothes, but not seeing it on his site today and looks like health problems are over taking him.

A US company makes a through the loops belt and holster that connect via Velcro. The holster would get you half way there, but drawing a blank at the monent on which company makes it.
The leg strap does initially take some getting used to and tweaking avoid it being TQ tight, but also not so loose it feels like it's falling down your leg. Once the sweet spot is achieved it's a non-issue and you will have a system that allows you to better retain your gun than some type of pouch or clipped on holster, should that need arise. Also you have a real holster and can re-holster easily if required. The system is a belt and AIWB holster system, it just doesn't rely on your clothes to do anything other than hide the gun. It is well worth its price tag.
Problem is it starts to slide down over time unless I tighten it enough to cut of blood flow. Once it slides down walking becomes a little awkward. I can't walk around my block without it sliding down.
The holster I have is a real holster but it turns out the holes are to high up so the grip of the gun ends up being at just barely above the belt.
This is why I hate these things. Things you can't try before you buy. I don't want to spend several hundred just finding the correct holster. Now I have to spend another $70 +/- on a different holster hoping that it will be correct hight and correct whatever else. So at this point I'm in it the $90 or so for the belt thing and another $70 for the holster that a completely useless in this context and have to throw more money at it. At this point I'll be into carrying the gun about the same as im in the gun.

Also, a fairly good out in the woods holster. Slides over a backpack hip belt and has the mini shoulder sling in the lid compartment to be attached as wanted.
